By accessing Velarog, you agree to comply with these terms designed to promote transparency, trust, and secure real estate transactions across Ghana and international markets.

1. PLATFORM PURPOSE & ROLE
   Velarog Realty Group Ltd operates as a professional property marketing and technology platform connecting buyers, sellers, developers, investors, and verified agents. Velarog provides listing visibility, digital marketing tools, video listings, drone visuals, and 3D property presentations.

Velarog does NOT act as a legal owner, escrow agent, or financial institution unless explicitly stated in a signed written agreement.

2. USER ELIGIBILITY & RESPONSIBILITY
   Users must provide accurate, lawful, and verifiable information. By using the platform, you agree NOT to:

• Upload fraudulent property listings
• Misrepresent ownership or pricing
• Engage in illegal real estate activities
• Attempt to bypass platform security or verification processes

Velarog reserves the right to suspend or permanently remove accounts involved in suspicious or deceptive conduct.

3. ELITE AGENT & LISTING DISCLAIMER
   Velarog may label agents as “Verified” or “Featured” based on platform criteria such as media quality, profile completion, or subscription status. Verification does NOT guarantee legal ownership, transaction success, or investment returns.

All buyers must independently verify:

• Land titles and ownership documents
• Site plans and building permits
• Survey and land commission records
• Legal contracts with qualified Ghanaian professionals

4. DIASPORA BUYER PROTECTION NOTICE
   Velarog supports international and diaspora clients investing in Ghanaian real estate. However:

• Velarog does not guarantee authenticity of third-party documents.
• Overseas buyers are strongly advised to use licensed legal counsel in Ghana before transferring funds.
• Velarog is not responsible for private agreements made outside the platform.

5. PROPERTY MEDIA & DIGITAL CONTENT
   Velarog may display drone footage, video tours, AI-enhanced visuals, or 3D property markings for marketing purposes. These materials are for visual reference only and may not represent final construction, exact boundaries, or structural conditions.

6. PRICING, PAYMENTS & PLATFORM SERVICES
   Property prices are set by agents or property owners and may change without notice. Velarog may charge subscription or promotional fees for agents, developers, or advertisers.

Payments made for marketing services or subscriptions are non-refundable unless otherwise specified. Velarog does not handle property purchase funds unless formally contracted.

7. ANTI-FRAUD & TRUST POLICY
   To maintain Ghana’s most trusted property marketplace, Velarog may:

• Remove listings flagged as suspicious
• Request identity or ownership verification
• Limit visibility of accounts that fail compliance checks

Any attempt to use Velarog for scams or illegal sales will result in immediate account termination.

8. PRIVACY & DATA PROTECTION
   Velarog collects personal information such as names, emails, phone numbers, and listing details solely for service delivery, communication, and platform improvement. Data is handled in alignment with Ghanaian data protection principles and industry-standard security practices.

9. INTELLECTUAL PROPERTY RIGHTS
   All Velarog branding, logos, design systems, media assets, and website content remain the property of Velarog Realty Group Ltd. Unauthorized copying, scraping, or commercial use without permission is strictly prohibited.

10. LIMITATION OF LIABILITY
    Velarog provides a digital marketplace and marketing platform. We are not liable for:

• Financial losses arising from property transactions
• Misrepresentation by third-party agents or sellers
• Legal disputes between buyers and sellers
• Investment performance or property valuation outcomes

Users engage with listings at their own risk and discretion.

11. GOVERNING LAW & DISPUTES
    These Terms are governed by the laws of the Republic of Ghana. Any disputes relating to Velarog services shall be handled within Ghanaian jurisdiction unless otherwise agreed in writing.

12. UPDATES TO TERMS
    Velarog Realty Group Ltd reserves the right to update these Terms and Conditions at any time to reflect legal requirements, security upgrades, or platform improvements. Continued use of the website constitutes acceptance of any revisions.
